At Security National Title and Escrow, LLC, our job is to be the main source of information for all parties involved in a real estate transaction. While each transaction is unique, some of the parties we facilitate daily communication with include real estate agents, lenders, outside third parties (HOAs, surveyors, inspectors, etc.), and of course buyers and sellers.
It is our responsibility to perform a thorough title search, review property history, ownership interests and transfers, possible legal matters, such as probate, trusts, etc. We keep all parties informed of the progress of their file, and once all parties are ready to go to closing we gather all parties together. Almost half of our work comes after closing, as we must assure that all funds and proceeds are properly transferred, all legal documents property recorded with the Clerk of the Court or local county Comptroller, and finally issue title insurance to buyers and lenders in order to guarantee a proper and legal ownership of the property.
Title companies perform some of the most vital steps in any transaction involving acquisition or relinquishment of property. However, sadly lots of consumers choose their title company based on a simple recommendation from an agent or lender, without doing a proper research. Being that each title company may have its strengths and weaknesses, it is wise to research each company before making a decision based on a simple recommendation. According to the National Board of Realtors, only 2% of buyers and sellers compare rates between title companies. We would like to see that number rise, starting with you.
